Garage Development Features

1. Gated access with RFID and keypad features.

2. 24/7 Camera monitoring, accessible by all owners.

3. All units come with smart keypad deadbolts, Google Nest doorbell cam, ADT alarm system ready, and LiftMaster Security 2.0 openers.

4. All buildings have fire sprinklers and alarms installed.

5. 1.3 acres of green space available to owners to enjoy.

6. Private Owner’s Clubhouse with restroom, kitchenette, and lounge area.

7. Wide drive aisles for large RV’s and towed trailers.

8. RV dump station and wash area for all owners.

Garage Unit Features

1. 16’ x 16’ insulated roll-up doors and steel walk-in door

2. Units measure 25’ wide, lengths are 40’, 45’, and 55’. All units come with a mezzanine with a minimum depth of 1/3rd of the length of the unit.

3. Electricity will be individually metered, and water is supplied to each unit. Garages are fully insulated: walls, roof, roll-up door which will help keep energy costs down. 

4. Power supplied in each unit by a 125-amp service panel.

5. All units come with HVAC roof top unit and Google Nest smart thermostat.

6. Units will have a leave-out for easy installation of water and plumbing fixtures.

7. Fiber optic internet ready – gig speed should not be a problem.

8. All units will be partially finished with drywall, plug receptables, and basic lighting. Additional interior finish-out can be completed as desired by each owner after closing.

Property Owners' Association

The Wheelhouse will have a Property Owner’s Association to manage common areas, access control, insurance, and maintenance on the external portion of the garages. Dues will be approximately $150/month and a one-time cost of $600 will be collected at closing to go toward the POA Reserve. Three to six months of monthly dues will be paid up front. 

Property Taxes

Property taxes will be calculated using the City of Southake Texas rate.

Financing

We will provide preferred financing lenders to assist with your purchase.

Closing Costs

Closing costs to buyer will be approximately $530 plus POA dues noted above. This estimate does not include any lender fees or prorated taxes.
